The process

The discovery and design phase of building a new home is an iterative process that takes time. Many conversations take place because there is a lot to consider.

Here’s a simplified breakdown of what the process looks like:

  1. It all starts with a discovery meeting with a member of our team. We will talk about your timeline and budget. You will share your thoughts, ideas, and inspirational examples of homes and plans that you may have.
  2. Once we clearly understand the size and spatial needs, we will discuss the engineering and mechanical requirements, such as heating, cooling, water, sewer, zoning, etc
  3. Our in-house architect uses the design notes and mechanical specifications established in our preliminary meetings to create a 3D rendering of the proposed home.
  4. The client approves the plans, we secure permits, and the construction phase begins. Construction can take anywhere from 4-6 months for an average-sized home, depending on scope.

Question: What can we anticipate in terms of the cost of lumber? Can you control the current inflation of prices?

Answer: No. We build in 25%-30% above budget to ensure a buffer should we get into a situation where the cost of a product suddenly increases due to unforeseen circumstances.

Question: What’s the average time that it takes you to build a home?

Answer: The square footage of your new home determines the time frame, but four to six months would be an excellent safe estimate for an average-sized home.

Question: Is there a minimum budget needed to have Spaces LLC build a new home?

Answer: $250K is the minimum.
